How to Buy Property in Greater Noida: Documents, Checks & Registry

A simple, step-by-step checklist so you know exactly what to verify and what happens at each stage of your purchase.

Home in Greater Noida with documents checked before registry

1. Fix your budget and loan eligibility

Before you visit properties, check how much a bank will lend you. Keep a margin for the down payment, stamp duty, registration fee, brokerage, maintenance deposit and interiors — these can add a meaningful amount on top of the property price.

2. Check RERA and approvals

For any new or under-construction project, search the project on the UP RERA website (up-rera.in). Check the registration number, the promised completion date, and any complaints against the builder. For ready flats, ask for the Occupancy Certificate (OC) or Completion Certificate.

3. Verify documents

Which documents you need depends on the type of property:

  • Builder flat (new): RERA registration, approved building plan, allotment letter, builder-buyer agreement.
  • Resale flat: the seller's registered sub-lease or sale deed, no-dues from the society and builder, electricity and maintenance bills, and the bank's NOC if the flat is mortgaged.
  • House or plot (authority land): allotment letter, lease deed, the Authority's transfer approval and dues status, and the sanctioned building plan for a house.

In Greater Noida West, some projects have had registry delays because of builder dues to the Authority, so always confirm whether registry for that tower is open.

4. Agreement and token money

Pay token money only after the documents check out, by bank transfer — never in cash — and against a written agreement to sell that lists the price, payment schedule, timelines and what happens if either side backs out.

5. Stamp duty and registry

The sale is registered at the sub-registrar office with jurisdiction over the property. In Uttar Pradesh, you pay stamp duty (usually through e-stamping) and a registration fee. Rates and any concessions — for example for women buyers — are set by the UP government and change from time to time, so check the current rates on the IGRS UP portal (igrsup.gov.in) before you budget. Buyer, seller and two witnesses need to be present with ID and photographs.

6. After registry

  • Get the registered deed copy and keep originals safely.
  • Transfer electricity, water and society membership to your name.
  • For authority land, complete mutation/transfer in the Authority's records.
  • Update your home loan file with the bank.
